The Dubai International Financial Centre recorded 47 office lease transactions in Q2 2026, representing a 23% increase in deal count versus Q2 2025. Aggregate deal value surged 67% year-on-year to AED 890 million, driven by higher headline rents and an increase in average deal size from 850 sqm to 1,240 sqm.

Notable Transactions

The quarter’s largest deal involved a global asset management firm securing 8,500 sqm in Gate Avenue at AED 340 per sqm per annum: a record for the district. A Tier-1 international law firm also committed to 6,200 sqm in Index Tower under a 7-year agreement.

Lease Structures

The average lease term signed in Q2 2026 was 4.8 years, up from 3.2 years in Q2 2024. Rent-free periods averaged just 0.8 months in Q2 2026, compared to 2.5 months in the prior year period.
