Gate Avenue in DIFC has reached 100% occupancy following completion of an AED 85 million lobby-to-roof refurbishment, setting a new standard for prime office building delivery in Dubai.

Gate Avenue, the 45-storey mixed-use office tower within DIFC, has reached 100% occupancy following a comprehensive AED 85 million refurbishment programme spanning 18 months. The project involved a complete lobby redesign, elevator modernisation, MEP upgrades, and introduction of a premium concierge amenity floor.
Refurbishment Scope
Works encompassed replacement of all HVAC equipment delivering 35% energy efficiency improvements, a complete overhaul of digital infrastructure including 10-gigabit fibre connectivity, touchless access control systems, and creation of a new 3,000 sqm sky terrace amenity space.
Occupier Response
The final 12 floors, previously struggling to achieve occupancy at AED 290 per sqm, were fully let at AED 340 per sqm post-refurbishment: a 17% premium. All post-refurbishment transactions completed at or above asking rent.
ESG Credentials
Gate Avenue achieved LEED Platinum recertification, making it one of only three buildings in DIFC with this designation. Energy use intensity has fallen to 185 kWh/sqm/year, well below the DIFC average of 240 kWh/sqm/year.
