The DIFC Authority’s directly managed office portfolio has achieved 100% occupancy for the first time in the district’s 20-year history, reflecting a decade of strategic asset management and Dubai’s strength as a global financial centre.
Waiting List Management
Over 40 active corporate requirements are registered on the waiting list, representing a combined space requirement of approximately 85,000 sqm across financial services, legal, technology, and regional headquarters segments.
Incentive Elimination
Rent-free periods, previously standard at 2-3 months per lease year, have been discontinued for new leasing activity since Q1 2026. Fit-out contributions have similarly been withdrawn, materially improving net effective versus headline rent.
Lease Renewal Strategy
In H1 2026, eight significant leases totalling 28,000 sqm were renewed an average of 18 months ahead of expiry, at rental uplifts of 25-35% versus in-place rents.
