The UAE flexible workspace sector has achieved 94% aggregate occupancy in June 2026: the highest on record and up from 81% in June 2024. The sector benefits from converging demand: traditional SME occupiers and multinational corporations embedding flexible space into portfolio strategies.

Premium Segment Outperformance

IWG’s Regus Signature product in DIFC reported 98% occupancy in Q2 2026. Premium private offices are achieving AED 8,500-12,000 per desk per month: equivalent to conventional office rents on a per-desk basis but providing zero-capital-cost, fully serviced solutions.

Corporate Adoption

Corporate adoption accounts for 28% of all UAE flexible workspace revenue in 2026. Multinationals maintain a combination of conventional core leases and flexible workspace allocations for project teams, visitors, and overflow demand.
