Saadiyat Grove Office District Breaks Ground, Targeting 2027 Delivery in Abu Dhabi
Saadiyat Grove's commercial office component has broken ground, with the 180,000 sqm development targeting 2027 delivery to attract institutional occupiers in Abu Dhabi's cultural district.
Development Overview
Construction has commenced on the commercial office component of Abu Dhabi’s Saadiyat Grove mixed-use development, targeting phased delivery from Q4 2027. Developed by Aldar Properties, the 180,000 sqm project represents one of the most significant additions to Abu Dhabi’s prime office supply in the current cycle.
Location Advantage
Saadiyat Grove sits at the intersection of Abu Dhabi’s cultural district: anchored by the Louvre Abu Dhabi and the under-construction Guggenheim Abu Dhabi: and the natural environment of Saadiyat Island, appealing to occupiers in creative industries, education, and luxury brand sectors.
Specification
Three Grade A buildings ranging from 12 to 22 floors offer flexible floor plates of 1,800-2,400 sqm. Biophilic design principles include green terraces on every third floor, maximised natural light, and direct connectivity to Saadiyat Island’s beach and park network. The buildings target LEED Platinum and WELL Gold dual certification.
Market Context
Saadiyat Grove addresses the relative absence of premium office supply outside ADGM and Reem Island, expanding the pool of institutional-quality space in Abu Dhabi and supporting the emirate’s goal of attracting a more diversified range of global corporations.
